Findlay is the county seat of Hancock County and the anchor city of this corner of Northwest Ohio, with a population of roughly 40,000. It sits directly on I-75, about 45 minutes south of Toledo and under two hours from Columbus, Detroit, and Fort Wayne. Locals call it Flag City USA, a name made official in 1974, and the flags on the downtown lamp posts stay up year round.

A job market that punches above its weight

Findlay has finished No. 1 or No. 2 in the country on Site Selection magazine's Top Micropolitan rankings for twelve straight years, including eleven consecutive years at No. 1. More than $2.5 billion has been invested in the community over that stretch.

That shows up in the employer list. Marathon Petroleum is headquartered here. Whirlpool, Goodyear (the former Cooper Tire operation), Blanchard Valley Health System, and the University of Findlay round out the base, alongside a deep bench of manufacturing and logistics along the I-75 corridor.

What there is to do here

Downtown is the center of it. Main Street has restaurants, coffee shops, Findlay Brewing Company, and the Marathon Center for the Performing Arts. The Mazza Museum at the University of Findlay holds the world's largest collection of original children's picture book art, and admission is free.

Outside, there is Riverside Park, the Blanchard River Greenway bike path, the walking loop at Findlay Reservoir, Oakwoods Nature Preserve, and Litzenberg Memorial Woods. Findlay sits on the Blanchard River, and flooding is part of the city's history. Here is where it actually stands. Some parcels are in a FEMA flood zone. Most are not. The line does not always fall where people assume it does. The city, Hancock County, and the Maumee Watershed Conservancy District have been working on mitigation since 2007. In April 2026, FEMA approved $24 million toward a $46.8 million project to stabilize the river and restore 935 acres of riverbank, which is projected to pull roughly 1,290 parcels and 1,500 acres out of the regulatory floodway. A downtown railroad bridge replacement is moving forward at the same time to widen the channel.What that means for a buyer. Flood zone status and insurance cost can change street to street, and the maps themselves are changing. Pull the map before making an offer, not after.
